Dubai Gateway
Project Description
- ACR is Developing 512,901 sq.ft (100% Owned by ACR’s Subsidiary) comprises various plots which have been identified for mixed use development incorporating commercial, residential , office and hotel use. The Project is located in the master planned “Sama Al Jaddaf Project» in Al Jaddaf district of Dubai, United Arab Emirates.
- The site is prominently situated on Sheikh Zayed/Rashid Road across the street of new Grand Hyatt Hotel which leads to the Al Garhoud Bridge and the newly opened 14 lane which is, one of the major bridges that cross the Dubai Creek, and provides a direct link to Dubai City Center, The International Trade Center and the nearby Dubai International Airport
- The Project is in close proximity to other masterplanned developments such as Culture Village and The Avenue, and situated directly across the Dubai creek is Dubai Festival City.
- The eastern boundary is located adjacent to the new sixth crossing which is currently an internal secondary road. Additionally a new bridge to be constructed on the sixth crossing road which will become the biggest, tallest arch bridge in the world.
- There is a plan to construct a monorail system which will run adjacent to the site and will offer clean and modern public transportation lessening the reliance on private vehicles. Additionally, there are proposals to locate the Dubai Opera House within the Dubai Creek and adjacent to Al Jaddaf district, making the new district a cultural hub.
- Dubai’s fast–growing tourism market, flourishing business and trade market and robust economic outlook is expected to augment the rapid development of this new district.
- The Dubai Gateway Project will be one of the earliest developments within Al Jaddaf district, offering an early mover advantage to occupants.
- The Dubai Gateway Project seeks to enhance the overall value proposition to investors through an aesthetically pleasing and high-end design .
- The retail components of the scheme will provide an up market offering to Al Jaddaf residents (primary users) as well as an alternative to local residents of the neighboring waterfront communities (secondary users).
- The facility will provide an up market, boutique retail and catering infrastructure that will complement, rather than compete, the more traditional offerings in nearby locations.
- The heights and massing of the individual buildings have been designed in a way that maximizes the best use.
- ACR has been meeting and evaluating proposals from Project Summary various Architectural & Design Houses to start the master plan development of the site.
